Our Guided Design Steps

Every project follows the same structure so you always know what comes next. We plan first, then build to that plan. That is how we control scope, budget, and schedule.

STEP 1

DESIGN AGREEMENT

We start with a Design Agreement, building your project on paper before we start construction. LBC will collaborate with you to develop an accurate and detailed project plan with a firm budget. Once signed, we begin shaping your vision into a buildable concept.

STEP 2

PROJECT DESCRIPTION

LBC drafts a written project description defining the full scope of work. Together, we review and refine it to ensure every detail aligns with your goals and expectations.

STEP 3

DRAWINGS

Depending on project size and needs, LBC creates either in-house sketches or full architectural drawings. We meet with you and the architect to confirm the design reflects your vision.

STEP 4

PRODUCT SELECTION

LBC compiles a product selection list outlining all recommended materials and suppliers. We guide you through each choice to confirm accuracy and align selections with your design and budget.

STEP 5

SPECIALTY CONTRACTORS

LBC coordinates all specialty contractors needed for your project, ensuring each phase is handled by trusted professionals. We review details on-site and involve you when input is essential.

STEP 6

PRICE

With all design and selection details finalized,LBC prepares a single lump-sum price for your complete project.

STEP 7

BUDGET MEETING

We meet to review your detailed project cost. LBC helps adjust scope or materials as needed to reach your desired budget before moving to contract.

STEP 8

CONTRACT AGREEMENT

LBC provides a firm-price contract that outlines every agreed-upon detail, product, and payment schedule.Once signed and the deposit is received, material orders and scheduling begin.

What to Expect During Construction

Communication & Point of Contact

You will receive a weekly status and the plan for what is next. One point of contact manages updates, answers, and changes so nothing is missed.

  • Weekly email or call with next steps
  • Same-day replies during business hours
  • Shared folder for notes and documents

Jobsite Protection & Cleanliness

We protect finished areas and keep the site orderly. Crews follow clear hours, respect your routine and neighbors, and leave the space tidy at day’s end.

  • Floor and dust protection where needed
  • Daily cleanup and trash removal
  • Clear rules for access and parking

    Schedule, Trades & Inspections

    Your schedule is built from real lead times and trade availability. We coordinate permits and inspections and flag milestones before they happen.

    What this means:

    • Framing, rough-in and finish checkpoints
    • Permits and inspections handled
    • Notices before major deliveries

      Changes, Punch List & Warranty

      Changes are documented and priced before work proceeds. At finish, we walk the job with you, complete the punch list, and review warranty coverage.

      What this means:

      • Written change orders with impacts
      • Final walkthrough and punch completion
      • Warranty packet and service contact
